Walking into a property purchase without budgeting for these is one of the most common \u2014 and most expensive \u2014 mistakes Indian homebuyers make.<\/p>\n\n<p>This is a clear breakdown of the additional costs you should plan for before signing anything, with realistic ranges based on Hyderabad&#8217;s market.<\/p>\n\n<h2><span class=\"ez-toc-section\" id=\"The_Hidden_Costs_of_Buying_a_Property_in_India\"><\/span>The Hidden Costs of Buying a Property in India<span class=\"ez-toc-section-end\"><\/span><\/h2>\n<p>The basic price is just the starting line. Add these to your budget before you commit, and you&#8217;ll have no surprises at the registration desk.<\/p>\n\n<h3>1. Stamp Duty and Registration Charges<\/h3>\n<p>The single largest add-on. In Telangana, stamp duty currently runs at 4% of the property value and registration at 0.5%, with an additional transfer duty of 1.5%. That&#8217;s a combined 6% \u2014 on a Rs 1 crore property, that&#8217;s an extra Rs 6 lakh out of pocket on the day of registration. These charges are non-negotiable and have to be paid in cash or DD on the day, not built into the home loan in most cases.<\/p>\n\n<h3>2. GST (For Under-Construction Properties)<\/h3>\n<p>If you&#8217;re buying an under-construction flat, you&#8217;ll pay 5% GST on the total consideration value (1% for affordable housing). Ready-to-move-in properties with a Completion Certificate are GST-exempt \u2014 which is why CC-issued projects often have a hidden price advantage. On a Rs 1 crore under-construction property, GST adds another Rs 5 lakh.<\/p>\n\n<h3>3. Parking, Club Membership and Floor-Rise Charges<\/h3>\n<p>Most premium projects charge separately for covered parking (Rs 1.5\u20135 lakh per slot, more for premium projects), one-time club membership (Rs 1\u20133 lakh), preferred location charges (PLC) for corner units or premium views, and floor-rise charges of Rs 25\u2013100 per sq ft per floor above the base level. None of these are usually in the brochure quote.<\/p>\n\n<h3>4. Maintenance Deposit and Society Setup<\/h3>\n<p>Builders typically collect 12 to 24 months of advance maintenance \u2014 typically Rs 3\u20136 per sq ft per month \u2014 plus a one-time corpus contribution to the society sinking fund. On a 2,000 sq ft flat, that&#8217;s another Rs 1.5\u20133 lakh upfront. There&#8217;s also a one-time society formation cost and electricity\/water connection deposits.<\/p>\n\n<h3>5. Home Loan Processing, Legal and Insurance<\/h3>\n<p>Banks charge 0.25\u20131% of the loan amount as processing fees, plus property valuation, legal verification, mortgage stamp duty and franking charges (varies by state). Many banks also push home loan insurance \u2014 useful to have, but typically another 1\u20132% of the loan amount. Add a brokerage fee of 1\u20132% of the property value if you went through an agent.<\/p>\n\n<h3>6. Interior Fit-Outs and Move-In Costs<\/h3>\n<p>The flat is yours but it&#8217;s still a shell. Modular kitchens, wardrobes, false ceilings, lighting, appliances, basic furniture \u2014 even a budget interior typically costs Rs 8\u201315 lakh on a 3 BHK, premium can run Rs 25 lakh+. Plan to budget around 10% of property value for interiors.
