Short answer: A trusted builder shows you proof. Check the RERA record, compare promised and actual handover dates on past projects, read the approvals and the agreement, and speak to people who live in their buildings. Brand size is not a substitute for any of these.

Lists of “top builders” are everywhere, and most of them are opinions. You can check a builder yourself in an afternoon. Here is how.

1. Search the builder on TGRERA

Go to rera.telangana.gov.in and search the promoter’s name. Look at every project, not just the one you are buying. Check registration numbers, completion dates, extensions and any complaints on record. Our guide to verifying RERA approved projects walks through it.

2. Compare promised and actual handover

Ask for a list of completed projects. Note the date each one was promised and the date it was handed over. A builder who delivered late once may have a reason. A builder who delivered late every time has a pattern.

3. Visit a finished project

Go on a weekday evening. Talk to residents. Ask about water, lifts, seepage, maintenance charges and how the builder handled complaints after handover.

4. Read the approvals

Ask to see the building permission, the layout approval from HMDA or GHMC, and the title documents. Have an independent property lawyer review them. See our legal checklist for buying property.

5. Understand how your money is protected

Under RERA, 70 percent of buyer payments must go into a project escrow account and can be withdrawn only against certified progress. Ask which bank account holds your payments.

6. Look at how it is built

Ask about structure, materials, certifications and construction method. Our guide on checking construction quality lists what to look for on site.

7. Read the agreement slowly

Check the carpet area, the possession date, the penalty clause for delay, the payment schedule and what is included in the price. Link payments to construction milestones, not just dates.

8. Ask for everything in writing

Brochure promises that are not in the agreement are not promises. If an amenity matters to you, find it in the sanctioned plan and the agreement.

Frequently Asked Questions

How do I check if a builder is RERA registered in Telangana?

Search the promoter name or project on the TGRERA portal at rera.telangana.gov.in.

What is the most important thing to check?

The agreement, because it is what you can enforce. The RERA record and approvals should match it.

Is a big brand always safer?

No. Check the record of each project and the terms of your own agreement.

Who can review the legal documents?

An independent property lawyer, not one recommended by the builder.
